How to improve EPC and reduce energy bills in your property

Landlords and investors will know that in order to let out a property, it must reach an EPC level of ‘C’ or above.

With the government looking to change the minimum EPC level to ‘C’, here are 5 reliable ways to improve a property’s energy efficiency and reduce the heating bills:

5) Changing to LED light bulbs – As less energy is lost to heat, LED light bulbs are more efficient than halogen or incandescent lighting options.

4) Wall cavity, and roof insulation – As the majority of a property’s heat is lost through walls, ceilings, and roofs, improving the insulation is one of the most cost-effective ways to improve heat retention – meaning the property stays warm for longer, thus reducing the amount of time and energy it takes to heat.

3) Window glazing – As well as reducing the amount of audible outdoor noise, upgrading to double or triple glazing is a surefire way to improve your EPC score.

2) Installing solar panels – Solar panels and other renewable energy sources are great for bolstering a property’s EPC level and reducing the energy bills as they do not rely on a high-costing energy source such as electricity.

1) Upgrading the boiler – Whilst it is by no means the cheapest option, the most effective way to improve a property’s EPC level is by installing a newer boiler. Overall, a new gas boiler will offer the greatest energy efficiency and the lowest running costs.
